Partner Lenders Willing to Fund Investor Driven Deals with Current SOP before August 28th
This post is for anyone using investor money for their down payment.
The SBA just released a new set of rules. They kick in on October 1, 2026. Here are the biggest changes for investor-funded deals:
-Your investors can no longer cover your full down payment.
-They can only cover 5% of the deal. You must put in the other 5% yourself.
-Investors get no distributions on the money they put toward the down payment. They only earn distributions on any extra money they put on top.
-QoEs are mandatory for deals above $3M
-The blanket 25-year amortization for real estate deals where it comprises of 51% of the deal, is no longer allowed.
