I've used Salesforce in the past, though the added burden of the system can outweigh the benefits depending on your goals. Salesforce is great if you are hoping for substantial analytics and reporting functionality and are willing to invest time into records maintenance. I would agree that a well organized spreadsheet should do the trick for tracking purposes.

After using Pipedrive for 6 months and paying for the subscription, I realised Hubspot in its free version to be more effective to support my need.
As a side comment, I use the CRM to manage random contacts and conversations with owners and brokers. While I manage my deal flow and any other structured activity (outbound mailing) by Excel.
