What types of investments can a Delaware Statutory Trust make?

Can a Delaware Statutory Trust invest in real estate mutual funds instead of investing directly in real estate to qualify for a 1031 exchange? I am selling some residential rental properties and would like to invest in real estate more passively and am wondering if this would be an option.
