It can help to give yourself points daily for different achievements. I have seen this done with success in job searches, which are similar. You can give yourself points for reviewing postings, researching an industry, issuing an LOI, meeting with a potential referral source, etc. all the way up to closing. There can be non-search related activities too. I suggest exercise as one. Some people put prayer, religious study or reading a newspaper/magazine/book. Bigger accomplishments get more points. Tally your points on a weekly basis and compete against yourself. Gives you a sense of accomplishment.

Keep it in your mind that it might take months or years to find the right deal. As a lender, I see this all the time. You start digging around, and 5 months later, you realize that things don't quite add up. This can happen over and over. Don't get discouraged. The right deal will come along, but patience is normally necessary.
