Would you go meet a seller when there is no CIM?

I'm looking at a business that was listed for sale by a broker over a week ago. The number are workable, $500K cash flow, attractive category, but no CIM available. The broker is a bit flaky. They've connected us to go meet the seller directly. It'll be about 2 hours each-way to drive out and meet the seller. Would you go that far without having any real numbers? I want to be super-on-top of all opportunities but I'm wondering if i should be more aggressively filtering before i spend 4 hours on this opportunity.

I don’t believe a CIM is necessary to purchase a business. I also don’t believe a 2 hour drive is a big enough obstacle. This could be a great business, or it could be crap, only one way to find out. Sometimes the best businesses have messy financials, operational issues, bad technology, bad broker, a bad owner, or all of the above lol. If you’re serious about the industry and the opportunity, take the drive.
